As an answer to Toronto’s ongoing struggle to create more affordable housing, the City has allowed homeowners to build laneway and garden suites, provided they meet a set of qualifying guidelines.

This extra housing can suit the needs of aging parents, dependent adult children, and students (inter-generational living) within a family unit. Additionally, it can be used as a rental property.

Since there is no land cost, and often the existing garage can be modified, it provides a way to afford a property in the increased housing market. Coupled with the tiny house movement that exemplifies the freedom and pleasure that can result from a minimalist lifestyle, these cozy units have become increasingly popular and offer an unparalleled number of design options.

Spray foam provides many benefits to these small uber-cozy dwellings. Because of their relatively compact size, spraying foam insulation to the entire building envelope may not be as cost-prohibitive as it would be with a larger home. In addition, due to their small size, it is important to ensure that every inch of the space is comfortable.

Spraying the roofline (hot roof) adds to the feeling of spaciousness. At a walloping R-6/inch, spray foam maximizes thermal protection while minimizing lumber costs. Spray foam is the ideal insulation solution for laneway and garden suite homes as it provides comfort, structure and longevity. Call your local insulation contractor to find out more about Garden and Laneway suites.
